A Real Estate Lead Form That Sorts Buyers from Browsers

GrowwChat Team ·

Property enquiries lose value quickly. A buyer who asks at 9 pm often asks three other agents by morning. A real estate lead form should do two jobs: capture the contact details, and show which leads deserve a call first.

Five questions cover it. First, buy or rent, as a choice. Second, a budget range, as choices rather than a free text field. Third, the preferred area. Fourth, how soon they want to move. Fifth, a phone number, asked last so that people who have invested a few answers are more likely to give it.

Budget and timing are the two answers that separate a serious lead from a browser. A GrowwChat form can score each response from rules you set, for example a budget in the top band plus a move within a month marks a lead as hot. You choose the rules, so the scoring reflects how your own team works.

Send hot leads somewhere your team will see them at once: an email, a Slack message or the in-app notification bell. Warm leads can wait for the morning list. Reply within minutes while the person is still on the site, even if the reply is only a message saying who will call and when.

Offer a viewing booking at the end of the flow for people who answer that they are ready. A date and time picker in the chat saves a round of messages.

Be careful with promises. Do not tell a visitor a property is available unless your form is connected to live listings. A line such as "An agent will call you today" is safer than a guarantee.

Start from the Real Estate Assistant template, edit the budget bands to match your market, turn on lead scoring in the form settings, and publish it as a widget on your listings page.
